A Step-by-Step First Time Buyer's Guide

Buying a home is one of the most exciting milestones of your life. To prepare yourself for this moment, you need to know what to expect during the process. This step-by-step first time buyer’s guide created by our team will help reduce the stress of buying a home and help you enjoy the journey as much as possible.

Step 1: Research

Do you already know where you want to buy? If you want a condo, townhome, or single-family home? Which features do you like and dislike? What’s available on the market now? If you answered no to any of these questions, now is the time to start researching. In addition to looking for homes that interest you, also take note of how the market is trending in the list prices in areas of interest and the home types you desire. This could give you valuable insight into housing trends in specific neighborhoods and help you when the time comes to make an offer.

Step 2: Decide on Your Budget

Notice I said to decide on your budget—not determine how much the mortgage company will give you. In many cases, a mortgage company will pre-approve you for more than you’re comfortable spending, which is why you need to determine the monthly payment you feel comfortable with before talking to a lender. This likely includes doing a full household budget and taking into consideration what changes other than a mortgage payment will occur once you move into your new home. Consider the money you will be using for a down payment and your home purchase expenses. Then factor in regular expenses for utilities which could include new expenses like garbage, water, sewer or HOA fees depending on the type of home and location you select as well as a budget for regular home maintenance.

Get Prequalified & Preapproved

Just because you think you can afford a certain payment every month doesn’t mean the mortgage company will agree. Just as they may approve you for too large of an amount, they may also approve you for a less. There may be factors that impact your ability to prequalify. Lack of time at a job, insufficient credit (this can just mean not enough credit history or scores need to be improved), past bankruptcies, or other financial issues that can cause problems when trying to secure a mortgage. Before you get your heart set on a home, talk to a mortgage professional to see what you can prequalify for, the loan type and how much. Once you know you are prequalified for a loan, take the extra step to send in all the documents to have a complete file with the lender and get preapproved. This is a significant advantage in our current seller’s market when you make an offer on a home.

Step 4: Choose a Real Estate Agent

Buying a home is the biggest financial purchase most people make and having a seasoned knowledgeable professional to help you navigate the process takes the stress out of the process. The seller will have a real estate agent representing and negotiating for them and working to get them the absolute best deal. The buyers seeking that home will also have an agent working on their behalf. Do you want to navigate this process alone without someone helping you from start to finish? Having a Buyer’s Agent ensures you have someone on your side to help you identify properties, schedule private showings, tour homes with you to provide insight on each home, explain the market and ultimately handle the offer and contract process for you. Step 5: Find the Right Home

This should be the most enjoyable step of the entire process (other than moving in!). We will arrange showings of homes you’re interested that are within your preapproval and budget and also allow us room to be competitive in market when that is needed. We will review important details of each home as well as the area in general. This included things like the property taxes, HOA details or community fees if there are any, amenities, local school information and more. 

We will take time to explore the various home features, check on key systems like the heating, hot water heater, air conditioning, water source, septic or municipal sewers. This is a chance to do a quick check of the exterior of the home and land as well.

Step 6: Make Your Offer

Once you have selected the perfect home, we will together to craft a competitive offer. We will review the comparable homes on the market and those recently sold. The offer includes important dates and terms surrounding inspections, appraisal and closing and who you are working with in the transaction to complete your deal such as your Lender, Attorney, and Real Estate Agent. We will discuss how to make the offer more competitive in the event you are competing for the home and help you negotiate if you receive a counteroffer and reach an agreement. At this point, the house will go into Attorney Review. The attorneys will work through a refining the terms of your contract, and establish any changes. Once Attorney Review is complete you will deliver your deposit of good faith and we are now Under Contract.

Step 7: Have the Home Inspected

There are a variety of home inspections you can elect to during this due diligence process to learn about the home. I can explain what is involved with the various options and recommend a list of service providers who can help with a general home inspection, termite inspections, radon test, septic inspections and water tests and more. etc. Sometimes the initial inspections recommend further investigation for items like a roof inspection, chimney inspection or a structural engineer. I can also recommend resources for these steps when needed. 

We are usually in a timeline to expedite these inspections and will need to work quickly to schedule these within days of making an offer. If there are no major issues, the process goes to step eight. If there are significant findings the attorney will send details to the seller’s attorney with a timeline of what needs to be addressed and how it is to be remedied. If it is needed will cancel the contact to allow us to find a more suitable property.

Step 8: Select Your Loan

Now is the time to go back to the mortgage lender who pre-approved or pre-qualified you and choose your mortgage product. You will be presented with various options based on your unique financial situation, including fixed-rate, variable-rate, 15-year, 30-year, or special programs such as VA loans or FHA loans. Work with your mortgage lender to determine your best option and rate for you. They can explain details like points and your rate lock and how that can your closing timeline. You will need to be working to meet the contract deadline for your final loan approval.

Step 9: Order the Home Appraisal

Your lender will have your new home appraised so they have their independent value of the property. The appraisal is to ensure that the banks investment in the home and the purchase price are supported by the current market price for the house.

Step 10: Finish Paperwork

No one looks forward to all the paperwork involved in buying a home, but it’s a necessary part of the process. Fortunately, everything will be arranged by your lender and title company and, when you’re finished, you’ll know you are the legal owner of your new home.

 

Congratulations!

After signing the final paperwork to complete the purchase, you are now the owner of a new house. It may take a few days for your loan to be funded once the paperwork has been returned to the lender, but once that check is delivered to the seller, you’ll be all set to move into the home of your dreams.
